The latest kitchen-diner installation for Renovate Building and Maintenance was in a lovely, grand victorian terraced house in Fishponds, Bristol. Character properties always make a stunning renovation, especially if you can retain or restore their original features. However, as with a lot of older properties there are normally more problems than meets the eye. If you’re thinking of buying an older property be prepared for extra costs and always have a contingency! In this case damp was a hidden issue, which resulted in some set-backs on the job. After some damp-proofing injections and repairs to the roof, we were able to get on with creating a beautiful open-plan kitchen-diner.
Firstly the messy part…knocking down walls and supporting larger openings with steel beams. With jobs such as these building control from the local council will be involved every step of the way to ensure compliance with regulations. Drylining and plasterboarding with fire-proof board and then insulation. And one of my favourite aspects of renovations…creating more light with Velux windows! They make any space bright and airy and are a great feature for a modern kitchen-diner. The next stages included plastering and fitting the kitchen. A new gas combi-boiler was installed and concealed to maintain a sleek, attractive look. A Viessmann boiler was installed which comes with a 5-year manufacturer guarantee. To ensure a high standard of finish, painting and decorating was completed before the floors were laid.
Cork flooring has great noise reduction and thermal qualities and is eco-friendly! It is also fast becoming a new design trend.
